McKinley Towers / Annex

The restoration of this 100,000 SF project was originally conceived in 1999 and developed into a construction project in the summer of 2000. The overall financing for the project was never consummated and the project was put into mothball status for several years. During this time frame several different ideas were considered; hotel, condos, apartments, etc…  Each time UNIT performed budget estimates to research viability of the project.

It was not until April 2005 that actual construction was restarted on the facility this time as a combination of HUD and AHFC financed apartments and senior assisted living units. This mixture of unique financing sources and multiple uses of the facility combined into one project provided a fertile ground for challenges to the construction process. 

Not to mention, there was a part of the community that wanted the building razed and complete new structures constructed.  The National Park Service deemed the property to be a national historic site so strict requirements were put on the project related to acceptable renovations that could be performed and there were significant engineering and building construction challenges involved in using a 50 year old structure to meet today’s building codes.

All of these challenges were met with the hard work and dedication of the construction team and in the end resulted into 52 private, single occupancy and 1-bedroom Assisted Living Units on the first 4 floors and on the remaining 10 floors, new affordable housing solutions for over 100 families.  This project was 96% occupied 45 days after completion.

In the spring of 2007 UNIT started the remodel/addition to the Annex which is attached to the McKinley Towers.  This consisted of a remodeling 30,000 SF of the existing facility and a 3-story 15,000 SF addition.  The entire space is used for administrative and office functions for the tenant, the State of Alaska, Office of Children Services.
